Project Manager (Multi-Family): Location: Nashville, TN, US

We are the largest multi-family property management/owner in the region, with 18,000 units & over 500 employees, and were established over 45 years ago. The construction department performs interior & exterior rehabs to currently held & recently acquired multi-family assets, as well as builds new buildings at the assets. 

We are looking for a Project Manager in the Nashville/Clarksville area with a solid background in construction (preferably multi-family). The Project Manager will handle the day-to-day on-site operations of various multi-family rehab projects and report to the VP of Construction. Some short-term travel will be required, mainly within Tennessee.

Key Responsibilities: As a key member of our Rehab team, you will be responsible for overseeing all aspects of the construction process, ensuring that projects are completed on time, within budget, and shall not be limited to:

  • Directing overall construction activity to deliver planned construction per established schedule & within budgetary guidelines
  • - Oversight of new building construction from the ground up 
  • - Oversight of exterior rehabs that could include new roofs, siding, windows & doors, painting, concrete, asphalt, landscaping, etc.
  • - Oversight of interior renovations including replacement of cabinets and tops, installation of new lighting hardware, fixtures, painting, flooring, water heaters, etc.
  • - Manage budgets
  • - Update & maintain required reports including unit trackers, timelines, and budgets
  • - Coordinate and provide construction updates to corporate and third-party owners
  • - Manage the selection and hiring of subcontractors, vendors, and to make product recommendations
  • - Manage project documentation, including contracts, change orders, and lender required repairs 

Qualifications:

  • The ideal candidate will have a proven track record of successfully managing multiple construction projects simultaneously
  • - More than 10 years’ experience, preferably in multi-family rehab
  • - Strong knowledge of construction methods, materials, and techniques
  • - Ability to manage in-house construction staff & multiple subcontractors simultaneously
  • - Must be very detail-oriented with the ability to multitask, stay organized, and meet deadlines
  • - Articulate communication skills and to be bulldog-tough when necessary
  • - Familiar with building codes and regulations
  • - Proficiency in the use of a computer, including Microsoft Outlook, Word, & Excel
  • - Legally eligible to work in the United States
  • - Submit to & pass a narcotics screening exam
  • - Subject to a criminal background check & motor vehicle records check
  • - OSHA 15 or 30 certified, preferably
